We were approached by the client to convert his existing loft space into a new en-suite bedroom. As with any loft conversion the building control measures can be quite challenging to adhere to. The project required the strengthening of the existing roof structure which was achieved by the installation of a steel beam and new JJI floor joists. The existing struts and collar ties were replaced gaining some extra space for the bedroom as well as strengthening the roof.
With the addition of the new floor the existing stairs and hall had to be upgraded to make them a "protected enclosure", with new fire doors installed and existing ceilings upgraded with resilient bars, 2 layers of plasterboard and acoustic wool. This construction detailing helps eliminate noise transfer and achieve building control standards in fire protection. 3 new velux windows were installed giving the client a fantastic view from their new room.
